About Us
Right Move Properties LLC is a multifamily investment group formed in 2017 and operated by founder, Matthew Dunn. They specialize in the acquisition and leasing of underperforming multifamily assets in B – C class locations within Southwest & Central Florida. Their primary focus is adding value via capital improvements and increasing overall efficiencies of properties. Right Move Properties LLC utilize a long term buy & hold approach to apartment building investing.

Why Multifamily
Hedge Against Inflation
With inflation on the rise, the costs of goods and services and for most people, their largest expense, housing. When inflation rises, the cost of housing increases. This is very good news for multifamily investors as our revenue stream increases with it. Simultaneously our mortgage payment is fixed!
The outcome; inflation allows rents to increase, while our debt balance decreases.
Beats the Stock Market
The average stock market return over the last 15 years was just over 7%. However, after fees, taxes and inflation, the actual return was just 2.5%.
Multifamily real estate routinely yields an average annual return of 13% or more and that’s after fees, it is also taxed at a much lower rate, if at all.
Low Volatility During Recessions
Over the past decades, multifamily assets have been less volatile than residential properties and the stock market. During the 2008 recession, residential loan delinquencies peaked at 4%, however multifamily loans averaged around 0.4%. Multifamily therefore performed 90% higher than the single family market over that period.
Tax Advantages
Its fairly common knowledge that real estate investing has unique tax advantages. Our investors can benefit from legal tax avoidance within the US tax code such as; depreciation, cost segregation, cash out refinances and 1031 exchanges.
Generational Wealth & Passive Income
Investing passively through multifamily is an excellent way to achieve generational wealth. The properties we invest in have an average Cash on Cash (CoC) return in excess of 7% over 5 years. You’ll receive a payment every quarter throughout the hold period of 5-7 years and we aim to double your money towards the end of this period. Typically, with a refinance event we can provide you back up to 60% of your initial investment at the 2-3 year mark.

Matthew Dunn
FOUNDER
Matthew Dunn BEng (Hons) holds a Bachelor of Automotive Engineering degree from the University of Swansea, U.K. He spent 16 years in the ultra luxury automotive industry where he managed Rolls-Royce Aftersales operations for the entire South East region of the U.S.
He is the sole founder of Right Move Properties and an apartment syndicator whose company owns 118 multifamily units within South & Central Florida and Southern Alabama. Over the past 4 years, his company Right Move Properties has acquired $12.9M in assets. This has been accomplished by utilizing value-add strategies.
Capitalizing on his analytical skills and attention to detail, he is able to close investment opportunities by being competitive and operating with integrity, while achieving strong returns for investors.

Gino Barbaro
STRATEGIC ADVISOR
Gino Barbaro is an investor, business owner, author and entrepreneur. He has grown his real estate portfolio to over 1800+ multifamily units and is teaching others how to do the same. Gino is the co-founder of Jake & Gino, a multifamily real estate education company that offers coaching and training in real estate founded upon their proprietary framework of Buy Right, Manage Right & Finance Right.
He is the best-selling author of three books, Wheelbarrow Profits, The Honey Bee and Family, Food and the Friars. Gino graduated from IPEC (Institute for Professional Excellence in Coaching) where he earned his designation as a Certified Professional Coach.

Vince Gethings
STRATEGIC ADVISOR
Vincent has over 7 years of multifamily investing experience; he currently owns and operates 20 units in his personal portfolio, an additional 52 units in JV, and 48 units as a GP. He specializes in market research, due-diligence, strategic planning, project oversight and execution. He recently held the position of Resource Advisor for the U.S Air Force where he drafted and managed the operational funds and projects for a $1.4B enterprise. He also holds a green belt LEAN Six Sigma Process Improvement.
Lastly, Vince lives out my passion for education as a real estate investment coach at the Wheelbarrow Profits Academy founded by Jake Stenziano and Gino Barbaro.

Conservative Underwriting (Analysis)
To protect our investors to ensure we mitigate risk, we always use the appropriate debt (loan product) upon purchase. Depending on the business plan and asset, we may choose to use a longer term debt product with favorable interest terms. For properties that require some renovations a bridge product works best where we can reposition the asset with 12-24 months into a longer term loan. We look for value add deals with strong cash flow. This is how we protect our investors from any potential market correction.
